El Teatro Yagüez, situado en la isla de Puerto Rico, es un edificio histórico construido por Francisco Maymón Palmer en 1909. Compró el terreno donde se asienta hoy el Yagüez alrededor de 1905.
La construcción del primer edificio del teatro comenzó en 1907, incluyendo materiales que llegaron desde varios lugares de Europa: cemento de Alemania, los techos interiores desde Italia y azulejos y alfombras de España.
Compuesto por una estructura de acero y madera, techos de zinc forrados con brea, tres pisos de altura y en forma de herradura, el teatro fue destruido en 1919 a causa de un incendio. Ese mismo año comenzó la reconstrucción desde la cimentación y no se terminó hasta febrero de 1921, bastante más tarde de lo previsto.
La cúpula de vitrales multicolores corona lo que se conoce en arquitectura como un complejo eclecticismo basado en un "neobarroco" o nuevo barroco del siglo XX, dando magnificencia y grandeza a la estructura. Un clásico reloj corona el frontispicio con las fechas de fundación y reconstrucción 1909-1920. En 1936 se instaló la Marquesina Trini alumbrada dándole un nuevo aire a la fachada, que se mantuvo hasta la restauración de 1984.
El edificio del Teatro se fue deteriorando tras cuatro décadas sin restauración, a pesar del mantenimiento, y a principios de la década de los 70, la fachada exterior había sido descuidada, y la estructura empezaba a ceder en algunos lugares.
En 1978, con el cambió de propietario, comenzó la restauración del edificio, que culminó en 1984. Entre las restauraciones más notables se encontraban el aumento del número de asientos, las paredes de mármol, la renovación de todo suelo de la zona de butacas, nuevos equipos de iluminación y sonido y una hermosa lámpara colgante.
Pero de nuevo en la década de los 90, debido a la carencia de fondos para el mantenimiento y las condiciones climáticas (entre ellas, los huracanes) la estructura mostraba claros signos de deterioro. El techo tenía grietas y la infiltración de agua afectó a las paredes y alfombras, por lo que el teatro tuvo que ser cerrado nuevamente en 2001.
En 2002, después de recaudar el dinero necesario para restaurar el edificio, se realizó un análisis del estado de deterioro del teatro, centrándose principalmente en el decaimiento de la estructura. La restauración culminó a mediados de 2008.
Ahora el mayor problema al que se enfrenta el Teatro Yagüez, es la capacidad de sus administradores para darle un mantenimiento constante, ya que los edificios restaurados requieren de constante vigilancia, ya que si se pasa por alto la más mínima fisura o grieta, puede convertirse con el tiempo en un grave problema.

The Yagüez Theatre, located on the island of Puerto Rico, is a historic building built by Francisco Maymón Palmer in 1909. He bought the plot where today sits the theatre around 1905.
The construction of the first building of the theatre began in 1907, including materials that came from different places in Europe: cement from Germany, ceiling ornaments from Italy and tiles and carpets from Spain.
Composed by a structure of steel and wood, zinc roofs lined with pitch, three floors high and horseshoe shape, the theatre was destroyed in 1919 due to a fire. That same year it began rebuilding from the foundation and was not completed until February of 1921, much later than expected.
Multicolored stained-glass dome crown what is known in architecture as a complex eclecticism based on a "neoBaroque" or new Baroque of the 20th century, giving magnificence and grandeur to the structure. A classic watch crown the frontispiece with dates of foundation and reconstruction 1909-1920. The lit marquee "Trini" which gave a new look to the façade and which remained until the restoration of 1984, was installed in 1936.
The building of the theatre was deteriorating after four decades without restoration, despite the maintenance, and at the beginning of the 1970s, the façade had been neglected and the structure began to recede in some places.
In 1978, with the changed owner, began the restoration of the building, which culminated in 1984. The more notable restorations included the increase of the number of seats, marble walls, the renewal of the floor in the seats area, new lighting and sound, and a beautiful overhead lamp.
But back in the 90's, due to the lack of funds for maintenance and weather conditions (including hurricanes), the structure showed clear signs of deterioration. The ceiling had cracks and infiltration water affected walls and the carpet, so the theatre had to be closed again in 2001.
In 2002, after raising money to restore the building, was made an analysis of the state of deterioration of the theatre, mainly focusing on the decay of the structure. The restoration culminated in mid-2008.
Now the biggest problem that faces the Yagüez Theatre is the ability of its administrators to give it a constant maintenance, since the restored buildings require constant vigilance, since if it overlooked the slightest fisure or crack, it can convert it over time into a serious problem.
